Making Strata AGMs Smoother

Our Successes
Strata Annual General Meetings (AGMs) have historically been places of contention and even arguments for a strata, and typically take several hours. Executive Committees (ExCos) and owners often have differing opinions on key elements of the strata, from renovations to by-laws to insurance.

Helping Stratas and Owners See Eye to Eye
It is the role of the strata manager to ease these tensions, facilitate communication, and oversee the discussion. This enables a more efficient path forward for the strata and keeps everyone on the same page.
When partnering with the strata, it became a priority for us to better understand the capital expenditure priorities of owners and the ExCo, to ultimately gain an overall sentiment of what they valued most. We also needed to ensure that all parties had the latest information and had a chance to research options and costing that suited them before the AGM meeting.
BCQS’s strata managers conducted various actions prior to the AGM.
- Circulating a Management Report
- Conducting an Owner Survey
- Organising advance ExCo meetings more than 3 months from the AGM
In the end, our Strata AGMs are a great success!
Shorter than most AGMs, each party had been given the opportunity to understand the full scope of their own and the strata’s interests to more effectively argue their points and come to an agreement. We got amazing feedback following the AGM, praising BCQS’s transparency and open communication:
“Thank you for such an efficient meeting, and for helping owners feel well informed before the meeting”
