Strata managers take on the role of primary communicator, maintenance organiser, property overseer, and accounting processes. We combine a range of responsibilities on behalf of strata executive committees (ExCos) and owners. How BCQS’s Strata Management Works
When working with BCQS, strata management is taken care of on a personal level by our team of RICS-Regulated managers. Our hands-on approach communicates directly with ExCos, tenants, owners, vendors, and even insurance and financial brokers to benefit the strata in the long-term.
Each strata has a primary property manager, who oversees the bookkeeping and overall repair and maintenance responsibilities. BCQS’ has a team on hand that assist in all management duties, ensuring coverage and continuity.
We also offer after-hours coverage via phone call for any emergencies or urgent requests. This 24/hr service enables seamless management provision, perfect for a busy strata.

One of strata managers’ core responsibilities to our strata corporations and owners is the day-to-day maintenance of the property. Having built relationships with brokers and insurance agencies across the islands, BCQS is uniquely positioned to offer advice on the best rates and most reliable insurance options. Our strata managers speak with brokers, share what they say with the respective governing committee for the strata (Executive Committee, or ExCo), to present options and discuss their decisions.
When renewing insurance, we provide our clients with all of the options most relevant to their property, allowing them knowledge of the whole picture. This context helps in the inquiry process when ‘shopping around’ for an alternative insurance policy or broker.
When an insurance policy is selected by the ExCo, the strata manager shares the decision with owners within the strata. In this information sharing, we also maintain transparency into how this will impact premiums and future rates for parties involved. This level of communication is our speciality as a long-standing, reliable property management company based in the Cayman Islands community.
Handle Owner Inquiries and Communications
Strata managers have a governance role in maintaining adherence to strata by-laws. If tenants or owners violate a by-law, including parking, renovations, and noise violations, the strata manager provides them with notice of the violation. Then they report the issue and recommended solutions to the ExCo for review.
By addressing violations early and communicating clearly with all parties involved, the strata management team can ensure compliance with the by-laws. We also help strata owners avoid confrontation with tenants by managing all communications. Tenants come to us with any issues, for which we act as messenger to keep everyone up to speed with less fuss. Most importantly, this saves the strata owners’ time, allowing them to keep focus on what matters most to them.
Keep Strata Books, Chase Accounts Receivables
Strata managers have a fiduciary duty to follow instructions from the strata ExCo in order to ensure everyone is paying fees, making sure that any financial reporting is accurate and up to date.

Our financial reporting makes sure that everything is on budget, chasing overlooked duties, and accounts receivable to ensure that strata get what they are owed, allowing them to more easily budget for the future.

The Annual General Meeting (AGM) are required by the Strata Corporation By-Laws, and most owners find this to be a primary asset for BCQS to organise. Contacting owners, organising and hosting meetings and ensuring all information is up to date to present can really eat into the schedules of Strata who try to do this on their own.

That’s why BCQS’s strata management team is here to step in and handle the whole AGM from start to finish. The strata manager officially issues the required notice to all registered owners, provides all relevant reporting on financials, day-to-day activities, repairs and maintenance and other important information for discussion, hosts the meeting, and provides a summary of the meeting for the ExCo. With this support, the strata management team takes the stress out of the process, providing this core function of the strata that owners don’t have the capacity to handle themselves.
