Cayman Storm season is between 1st June and 30th November, with peak season from mid-August to mid-October. Avoiding damage and keeping yourselves and your tenants safe is the top priority for property owners and landlords in these months. But what is the best practice and preparation for a storm? How can property managers like BCQS help?

Preparing your Properties during the Cayman Storm Season
Disaster preparedness and planning are key. As Cayman residents and property owners, it is important to educate yourselves on the best practices of storm preparedness and share this information with your tenants well in advance of the storm season.
Storm Prep for Property Owners and Strata Committees
- Secure common property- often the responsibility of strata owners in conjunction with property managers
- Turn off water mains
- Test property generators
- Trim back trees
- Set up watch services for empty properties- BCQS takes care of maintenance and visits the property
- If property is tenanted, ensure you agree tenants’ responsibilities with tenant
Information to Provide to Residents and Tenants:
- Check home is prepared with supplies and required assistance
- Check personal insurance policies are up to date
- Remove personal items from patio and balcony
- Purchase hurricane supplies to store in a sealable, waterproof hurricane box- recommended supplies
- Portable, non-perishable food and water for at least 3 days.
- Battery-powered radio and flashlight
- At least a week’s worth of cash
- Candles and matches
- Bleach and sanitisers
- First-Aid kit and at least a week’s worth of medications
- Protect important documents and valuables by storing them high up and in waterproof containers
- Close hurricane impact-rated windows and secure with storm shutters if present
- Do not open windows and doors
- Charge cellphones and have a car charger available
- Familiarise yourself with the location and procedures of your nearest Government shelter, especially if you or family members are vulnerable persons.

Responsibilities of your Property Manager
BCQS, as a property manager, works closely with tenants, strata owners, and executive committees, and is dedicated to providing a range of support and advice during the storm season.
BCQS’s regular maintenance and attention to the property help to prepare for storm season. As part of our responsibilities, we check buildings and logistics as well as insurance policies to ensure the best cover and preparedness for your buildings.
Maintenance and landscaping are other ways we help you prepare for storms. Trimming trees, clearing storm drains, and ensuring septic systems are pumped, help avoid excess damage caused by free-floating debris and flooding during storms.
Pre-storm, our team helps to secure outdoor furniture, gates, and elevators in common areas. We also take part in reminding residents of the latest advisories and advising them to secure their own property.
Guide to Storm Warnings
Part of preparedness is always being aware of the current and forecasted strength and location of potential or growing storms during Storm Season. As they head west, tropical depressions develop into tropical storms, and hurricanes (cyclones), with each change broadcast across radio, social media, Cayman TV, and the National Hurricane Centre website. We recommend keeping abreast of forecasts and warnings as they arise, and informing tenants of the latest changes to provide the optimum time to get supplies ready and secure properties.
When a tropical depression forms into a hurricane, NHC issues advisories every 3 hours outlining strength, path and predictions of how these will change. However, hurricanes are unpredictable; they can strengthen rapidly and change course unexpectedly. This means that if you do not stay informed on current warning status for your area, you may be at risk.
As a hurricane nears land, forecast maps continually mark its progress and issue a ‘Watch’ level alert. This declares that they expect storm-force conditions within 48 hours. This is the point at which the strata committee, property managers, and tenants need to enact plans to prepare properties, secure items, and take other last-minute actions. When storm conditions are expected within 36 hours, a ‘Warning’ is declared. At this point, any final steps must be completed as quickly as possible, and all residents should remain indoors with Hurricane kits in reach.
After the Storm – Getting Back to Normal
In the aftermath of a storm, we are proud to say that the Cayman community really pulls together to get things back to normal. Even as local authorities and utility companies may take weeks to restore infrastructure and restart service provision, residents get together to support one another, reach out to vulnerable people and assist in securing and cleaning property.
Before leaving the home, residents should wait for the ‘All Clear’ from Hazard Management Cayman Islands. After this point, travel and communication may still be hazardous or challenging as clean-up is ongoing and phone networks are especially busy because phone lines and Wi-Fi may be down. Therefore, organising property repairs and inspections with executive committees and property managers may be delayed.
BCQS are available 24/7 for emergencies, making it our priority to ensure owners are safe, then undertaking inspections to assess issues for clean-up, insurance claims, and repairs. Your property manager will check on the property as soon as possible within ‘All Clear’ rules, taking reports from owners and residents, reporting them to executive committees to carry out any further checks, organise repairs, and assist in the clean-up.
That’s why BCQS’s strata management team is here to step in and handle the whole AGM from start to finish. The strata manager officially issues the required notice to all registered owners, provides all relevant reporting on financials, day-to-day activities, repairs and maintenance and other important information for discussion, hosts the meeting, and provides a summary of the meeting for the ExCo. With this support, the strata management team takes the stress out of the process, providing this core function of the strata that owners don’t have the capacity to handle themselves.
Dealing with Insurance
With our deep connections to the local community and relationships with strata executive committees, insurance companies, vendors, and utility companies, BCQS is able to liaise directly as required to solve your post-storm issues and advise on next steps for restoration.
Depending on the severity of damage, strata executive committees may give insurance companies notice that a claim will be made against the building’s policy. BCQS property managers help file these claims as required, speak with loss adjusters to settle claims, and keep owners informed on the progress of claims. Catastrophe deductibles can be as high as 3% of the sum insured, meaning that we recommend only filing if there is significant damage.
To ensure the best results for storm-damage insurance claims, we recommend:
- Be aware of which policies apply to which parts of the property and which are under different insurance policies. For example, Strata insurance can cover reinstatement of buildings to original specification, but any significant upgrades or remodels would require coverage under an owner or tenant’s contents insurance policies.
- Make residents and tenants aware of their responsibilities to insure their personal property, providing full information on rules around common property and risk assessments.
- Take photographs of the property and common areas before a storm in case a claim is necessary
