Our Successes
BCQS are the property managers for the amazing BB Apartment complex in West Bay. This property is home to 4 apartments under the management of our RICS-certified property management team.
The overall developed property consists of a two story apartment building, comprising, two, three bedroom units at 1,836 square feet each and two, two bedroom units at $1,224 square feet each. The property is approximately 37 years old.
The now-thriving apartment building had quite the journey to get here! Read on to learn how our work and dedication helped the owner of BB Apartments recover their asset’s value and how our team created a beautiful living space for current and future tenants.

The Problem:
When BCQS assumed management of the apartment building in November 2025, the property had suffered from years of inadequate maintenance and management. The building was in poor condition, with overcrowded units, deteriorating common areas, and an overall lack of upkeep, resulting in an unattractive and increasingly unliveable environment.
In addition to its appearance, there were several significant health and safety concerns that required immediate attention, including deteriorating railings and stairways, as well as issues with the sewage treatment system. The property also lacked a proactive maintenance plan, allowing both the building and grounds to continue declining.
Our challenge was to transform the property into a safe, well-maintained, and desirable place to live while restoring its value and reputation in the rental market.
Clearly, something needed to be done. So the owner came to BCQS to save the day!
The BCQS Solution:
Our team got right down to business to help fix up this dire situation…
Step 1: Full Lease Assessment
Taking on the tenancy review process as a matter of priority enabled us to update leases and make tenancy changes that would be beneficial to the long-term management of the apartments.
Step 2: Repairs & Renovation
With our connections and contracts with local Cayman businesses (as well as a bit of elbow grease from our team!), we conducted a number of repairs and fix-ups to all units.
BCQS then managed further renovations to each unit, with fresh designs using second-hand and new items. This gave new life to the apartments, while minimising refurbishment costs for the owners.
Step 3: Landscaping & Beautification
Additionally, we developed and implemented a comprehensive maintenance plan for the building to enhance its curb appeal and protect its long-term value. This included revitalising the landscaping to showcase the spacious grounds and coordinating the interior and exterior repainting of the entire property.
Together, these improvements created a more attractive environment for prospective tenants and strengthened the property’s appeal in the rental market.
Step 4: Tenancy Management
BCQS’s responsibilities as property managers extend to the marketing of the property. We took professional photos to show the rental apartments in their best light and advertised them across various platforms.
Through a strategic marketing campaign, we generated strong tenant demand and managed the entire leasing process—from qualifying enquiries and coordinating viewings to preparing and executing lease agreements. The result was that every apartment was rented at a competitive market value.
The Result:
We have completely turned this property around! The curb appeal has increased significantly, and we’ve improved the value proposition for new tenants. Our work has accomplished an increase in rate even with fewer tenants, leading to less wear and tear, which keeps up the value for longer.
